Property research may connect a person or entity with recorded real estate, but assessor data, deeds, mailing addresses, and beneficial ownership do not always tell the same story.

Where information comes from

County assessors commonly maintain parcel and tax information. Recorders or clerks maintain deeds, mortgages, releases, and other recorded instruments. Coverage and update timing vary by jurisdiction.

Ownership needs context

A mailing address is not necessarily a residence. A deed may list a trust, company, spouse, or former owner. Transfers, refinances, and recording delays can affect what appears.

Verification checklist

Confirm the parcel and legal description.
